Barker Ryan Stewart has provided Crime Prevention Through Environmental Design (CPTED) services for numerous mixed use developments located in the rapidly growing North West Sydney.
CPTED is a multidisciplinary approach used to design out crime in the natural and built environment. It has become popular in a range of development scenarios where the relationship between environment and behaviour can be used to mitigate the occurrence of opportunity-based crime.
Barker Ryan Stewart works with developers and respective design teams to ensure CPTED recommendations can be implemented without impact to function and use of the development.
Some of the recent mixed use developments we have provided CPTED services for include:
Tallawong Village
Tallawong Village is a new master-planned community with a focus on creating a rich diversity of connections and spaces for residents, commuters, workers and the broader community.
The proposed $680 million mixed-use development will include approximately 1,000 residential dwellings, alongside a variety of commercial, retail, and community spaces. A minimum of 5% of the residential dwellings will be allocated for Affordable Rental Housing, which will be managed by Bridge Housing Group.
The development is located in close proximity to the Sydney Metro Tallawong Station, providing residents access to convenient transport services and other great facilities. There will also be car parking and bicycle parking available for residents contained within basement parking areas.
Barker Ryan Stewart’s CPTED review included a range of important site management recommendations to assist with the operational response to crime risk. A comprehensive review of proposed access control measures was undertaken to address the mixed use nature of the precinct where there is greater opportunity for safety conflicts between residents, workers and visitors.
Strategic recommendations were also implemented in the final design of the precinct to ensure public open space areas and pedestrian links were located to maximise natural surveillance from high traffic areas.
Proximity, Rouse Hill
Proximity is a new mixed-use development located in Rouse Hill in Sydney’s North West. This residential and commercial development will comprise of 375 residential single level or two-storey terrace style apartments with retail and commercial space, alongside an onsite child-care facility.
The development is conveniently located next to the Sydney Metro Rouse Hill Station and the Rouse Hill Town Centre, offering residents access to a variety of retail stores, restaurants, and entertainment facilities.
Barker Ryan Stewart utilised the CPTED principles of surveillance, access control, territorial reinforcement and site management to identify strategies that could be used to help minimise the potential risk of crime.
Like Tallawong Village, Proximity at Rouse Hill will support a mix of commercial and residential uses where careful consideration of potential conflicts between residents and others was required to achieve a well-planned mixed use precinct.
CCTV recommendations were provided where site constraints limited opportunities for natural surveillance and private residential access control was reinforced to strengthen the boundaries between public and semi-private spaces.
