Barker Ryan Stewart (BRS) is helping Intrapac Property to deliver over 840 lots of flood-free land to the Northern Rivers region. This is integral following the devastating floods which occurred in 2022. Set in an ideal geographical location, Banyan Hill offers long-term housing security through thoughtful design that balances functionality, lifestyle, and community.
The estate is designed to link up with the future CURA B development to the north, forming a broader, integrated residential network within the Ballina area. The Banyan Hill Master plan is designed to create a vibrant and diverse community which lives in harmony with nature. The project integrates streets, pedestrian links, and cycle paths, while remaining in close proximity to surrounding towns and neighborhoods. BRS Involvement
BRS provides surveying services for the Banyan Hill Estate. BRS primarily provides surveying work for:
- Subdivision
- Survey control
- Legal documentation, including disclosure plans and draft 88B preparation.
- Work-as executed surveys
BRS services will be provided throughout the entirety of the project, specifically in survey control preparation.
Overcoming complex site challenges
Delivering housing on elevated coastal land comes with technical challenges. One of the key issues faced by the BRS team working on Banyan Hill Estate has been the integration of engineering design, particularly retaining wall and level changes, into subdivision layouts while still delivering flat, build-ready lots.

Stages 10/11 continues with bulk earthworks, sewer infrastructure and stormwater installation. Retaining wall work is underway with additional environmental controls being installed in preparation for wet weather forecasts and limiting dust migration across the site. Additional stages and increased lot yield are being explored as part of the project’s ongoing evolution, reinforcing its role as a long-term contributor to regional housing supply.
