BRS Paving the Way for Growth: 283 New Homes Coming to the Central Coast

Lakes Ridge has received development consent through the Hunter & Central Coast Regional Planning Panel for a 283-lot residential subdivision strategically located in the growing northern suburbs of New South Wales’ Central Coast. Covering 27.2 hectares at Lake Munmorah, this development initially involved a thoughtful rezoning from RU6 Transition to R2 Low Density Residential, along with RE1 Public Recreation and C2 Environmental Conservation zones, to bring it to fruition.

With projections indicating the Central Coast’s population will expand by nearly 57,000 by 2041, this rezoning and development consent is crucial for easing housing shortages and stimulating economic growth and investment, thus fostering a dynamic and resilient future for the area.

The Lakes Ridge plan includes 283 residential lots and a commitment to environmental stewardship, with three hectares dedicated to conservation efforts, the restoration of a degraded wetland, and the creation of a local park complete with cycleways and walkways. Its proximity to Lake Munmorah’s Woolworth’s shopping centre and educational precincts offers an ideal environment for both new and existing residents to enjoy high living standards.

Barker Ryan Stewart (BRS) stands as an industry leader in this field, emphasising a strong sense of community and the importance of the project. BRS played a pivotal role as the lead consultant during the rezoning and DA process, expertly overseeing engineering plans for the master plan, a site-specific development control plan, a local voluntary planning agreement, a State Voluntary Planning Agreement, and securing biodiversity certification. This certification will streamline future developments by eliminating the need for additional environmental studies.

The breadth of services provided includes:

  • Acting as the lead consultant/applicant for the proposal
  • Facilitating and coordinating the team to achieve Biodiversity Certification
  • Conducting detailed surveys
  • Developing Concept Layout and Subdivision Master Plans
  • Civil Engineering and Stormwater Plans
